Q. Should I buy a new home or an older one?

A. In my opinion that decision is an emotional one. A lot of people feel that an older home has a lot more character than a new one, while others like the option of buying a home that has never been lived in.

In the past new homes cost more than older homes, but that’s not true anymore. As the land costs increased, the size of new home lots shrank and today’s construction costs are cheaper on average.

In the Sarasota/Bradenton area many of the “older” homes have stood the test of time. A lot of them feature unique details such as unique architecture or the characteristic style of famous Sarasota School of Architecture. These characteristics include features like large expanses of glass, larger yards with mature trees and vegetation and are often closer to the water or the downtown Sarasota area.

It’s true that older homes require more maintenance and it can be very expensive to replace key systems such as wiring, plumbing and sewage systems. They usually have smaller rooms, and you won’t find popular things like an “open plan.”

A new home won’t require much maintenance for a while and will have all the modern conveniences, such as built-in dishwashers, refrigerators, microwaves and maybe even a wine cooler. They feature upgrades like master suite baths, workout and media rooms and sophisticated wiring systems to incorporate all manner of electronic devices.
They are usually much more energy efficient with insulated walls, ceilings and floors and dual pane windows. Most carry a five to ten year builder’s warranty.
